Lubke Construction is a luxury, design-build company that specializes in designing and building custom homes on the barrier islands of Pinellas County. Our clients choose Lubke because we help them turn their vision into a reality. Lubke is currently looking to add an experienced, organized, and hard-working Finish Superintendent to our team.

As a Finish Superintendent for Lubke Construction, you will manage/supervise the field construction of multiple residential projects with an aim to complete the work on schedule, within the budget and to the quality of workmanship that Lubke is known for. In the performance of this function, it is the Finish Superintendent’s responsibility is to protect and promote Lubke Construction’s interests in all matters and to do whatever is reasonably necessary to perform your duties and responsibilities and promote relational success with homeowners and vendors which includes, but are not limited to the following:

Responsibilities:

  • To provide leadership and to establish and maintain effective and harmonious working relationships of the on-site subcontractors and to promote a positive project morale.
  • To have a thorough and complete knowledge and understanding of each home and the necessary steps to complete each.
  • To track and coordinate the Project Schedule, and to work with the construction operations team to see that the job meets the projected timelines.
  • To review all work on assigned jobsites for quality control, safety and security.
  • To cooperate with, and direct when necessary, the activities of the inspection agencies, including local municipalities, and to effect remedial actions indicated by the reports of these agencies.
  • To generate and update Daily Logs of work done by all subcontractors and track the general condition of the site.
  • Implement quality control policies at the job site and proactively identify and solve problems to minimize risk and project loss. Identify new subcontractor opportunities

Qualifications Education and/or Experience:

  • High school diploma or general education degree (GED); Construction Management degree, related experience and/or training; or equivalent combination of education and experience.
  • Ability to apply common sense understanding to carry out instructions furnished in written oral form.
  • High proficiency with MS Office especially Outlook
  • Ability to stand/walk for the majority of an 8-hour workday. This job requires manual dexterity to handle, touch, and feel objects with the hands, as well as reaching with hands and arms and some light lifting and general construction labor work.
  • Effective communication through spoken language and listening is essential. Specific vision abilities needed for this position include close and peripheral vision

The Designer will be one of the primary contacts with the Client during the design of new construction single family homes. Designer is responsible for initial home design and all other scopes of work composing of drawing work taking place for both interior and exterior scopes throughout the duration of the project.

Duties/Responsibilities:

Client Relations – Proactively communicates with the client. Willingly assists client with answering questions or resolving issues, even if they are not design related. Understands that the client may not be familiar with our processes or custom home design and building and holds their hand through out.
Drawing – Accurately draws initial layouts based on client input. Makes changes timely. Ensures updated drawings are uploaded and made available both internally and externally. Follows Lubke processes to produce accurate and compliant drawings through all stages; conceptual, schematic, modelling, electrical.
Scheduling – Adheres to and updates design schedule. Communicates schedule issues and changes timely (internally and externally). Ensures client makes decisions timely to keep job moving forward.
Interior Design –Creates shower/niche layouts, cabinetry, tile layouts and designs as well as any other detailed drawings needed per project based on client input and selections.
Product Knowledge – Demonstrates product knowledge and application. Works with client, supplier, subcontractor, and team members to ensure that installation and application is consistent with client expectations.
Field Checks – Visit construction sites and meets with Director of Construction and/or Superintendent to confirm initial field layouts and ongoing construction work align with layouts and renderings produced.
 Follow organizational system for jobs.
 Performs other duties as assigned.

Skills and Experience:

 Extensive knowledge and training in design software (including but not limited to AutoCAD).

The Construction Manager – Finishing Phase is a critical leadership role at LUBKE, responsible for overseeing the final stages of custom luxury home construction. This position ensures projects transition smoothly from the dried-in phase to homeowner handoff and into the initial warranty period. The ideal candidate will excel in project scheduling, quality control, subcontractor management, and client communication, maintaining the highest standards of craftsmanship and professionalism. As part of LUBKE’s commitment to delivering exceptional homes, this role demands a detail-oriented, proactive approach to managing multiple projects simultaneously.

Duties and Responsibilities:

  • Project Scheduling and Coordination
      • Manage schedules for multiple projects in the finishing stage.
      • Ensure all materials are ordered by the office operations team in a timely manner.
      • Coordinate subcontractor workflow, identify project critical paths, and maintain momentum.
  • Quality Control and Jobsite Oversight
      • Monitor and enforce quality standards for all on-site work performed by subcontractors.
      • Ensure jobsite cleanliness, organization, and safety to mitigate potential project losses.
  • Subcontractor Management
      • Supervise multiple subcontractors across various projects, clarifying scopes of work as needed.
      • Resolve any on-site conflicts with subcontractors promptly and professionally.
  • Communication and Coordination
      • Maintain clear, proactive communication with office staff regarding material orders, design clarifications, and project needs.
      • Provide clients and homeowners with clear, professional updates on schedules, concerns, and potential issues.
      • Set and manage expectations accurately and honestly throughout the construction process.
  • Inspection Coordination
    • Schedule and coordinate project inspections with municipal agents.
    • Meet with inspectors to provide clarification or guidance and maintain project momentum.

The Custom Home Warranty Manager will oversee the close-out phase of custom home construction, ensuring warranty standards are upheld and client satisfaction is prioritized. This position involves managing warranty-related items, scheduling and tracking repairs, and performing minor repairs when necessary. A critical component of this role is maintaining strong, proactive relationships with homeowners to ensure a positive experience during their first year of homeownership.

Duties and Responsibilities:

  • Client Relations
      • Conduct pre-closing walkthroughs with homeowners to identify and address any outstanding items.
      • Review the warranty book and educate homeowners on operating and maintaining their home, particularly in a coastal environment.
      • Proactively communicate with homeowners to answer questions and resolve concerns, even if unrelated to construction.
      • Exercise discretion and professionalism in all client interactions, understanding what should and should not be communicated.
  • Job Scheduling
      • Schedule and conduct warranty walkthroughs at 30 days, 90 days, and 11 months post-completion.
      • Evaluate repair requests to determine whether they fall under warranty coverage.
      • Coordinate repair schedules with homeowners and subcontractors, balancing timeliness with homeowner availability.
  • Job Tracking
      • Perform pre-walkthrough inspections with the Finish Superintendent to identify potential warranty items.
      • Document warranty issues in Buildertrend, including photos and detailed descriptions.
      • Maintain up-to-date records in Buildertrend, ensuring clear tracking of repair statuses and anticipated completion dates.
  • Trade Management
      • Issue detailed purchase orders to subcontractors for non-warranty work before initiating repairs.
      • Schedule material deliveries and subcontractor work based on current lead times.
      • Actively supervise trade partners to ensure quality standards and homeowner expectations are met.
      • Identify charge-back items and provide supporting documentation.
  • Repair Work
      • Perform minor repairs, including carpentry, drywall, stucco, texture, and painting, as necessary.
      • Ensure all repairs meet quality standards and align with homeowner expectations.
